The Hayloft is a high quality barn conversion with open countryside views to the sea located on an equestrian smallholding in the beautiful Chichester Harbour AONB. Minutes on foot to the harbour edge and local pub, with Bosham, Goodwood, Chichester and The South Downs National Park close by. The sister property ‘CHID002’ is on the ground floor for couples wishing to holiday together.

Description

We are delighted to offer this brand new property to our rental portfolio with its character oak features, quality furnishings and private balcony making this a truly special place to stay.

The Hayloft is located on an equestrian smallholding adjacent to open countryside in the village of Chidham in the heart of the beautiful Chichester Harbour Area of Outstanding Natural Beauty and on the edge of the spectacular South Downs National Park.

On the doorstep is all the beauty of the natural harbour and its surroundings and, to the North, all the attractions of the National Park making this the perfect location for anyone who loves the countryside and natural coastline. The area is idyllic for walking, cycling, horse riding or water-based activities. The perfect place to relax and disconnect from the bustle of everyday life.

Just a short drive away are Bosham, the Goodwood Estate, the cathedral City of Chichester and the beautiful South Coast beaches of East & West Wittering, Hayling Island and Bracklesham Bay. To the west lie historic Portsmouth and Southsea, and further to the east the flamboyant seaside town of Brighton.

The Hayloft occupies the entire upper floor of a detached brick-built barn which has been lovingly converted to a very high standard creating a little bit of luxury in the heart of the countryside. Character oak features and comfortable, quality furnishings make this a very cosy and relaxing place to be.

From the private entrance door, stairs lead up to the apartment and into the well-equipped open plan kitchen with oak beams and modern integrated appliances including a dishwasher and washer/dryer. The dining area has an oak table and chairs for 4 guests and leads on to a welcoming, cosy lounge area with WiFi, a HD Smart TV featuring Freeview, Bluetooth connectivity and enabled for Netflix and Prime Video if you have your own account.

The full height lounge windows allow you to relax on the sofa and take in the far-reaching rural views, perhaps read one of the books or play one of the games provided for guests.

French doors lead from the lounge onto the west facing balcony with table and chairs, which provides the perfect place for al fresco meals and to take in the stunning views over the horse paddocks and surrounding farmland to the sea in the distance.

At the rear of the property is the cosy bedroom with 6′ super king bed which can also be adapted to two twin beds on request. The mattress is superior quality to ensure a good night’s sleep beneath the crisp white linens. Here there is plenty of drawer space, two bespoke built-in wardrobes and an oak dressing table and stool.

Off the landing area is the shower room with complimentary vegan and eco-friendly toiletries provided for guests use.

The property is fully central heated and a complimentary welcome pack is provided to get you started when you arrive. Thoughtful touches like USB charging points, hairdryer and luggage storage are all here to help make your stay as comfortable as possible.

Sitting adjacent to a separate stable block and 4 acres of open paddocks where the resident horses graze, The Hayloft enjoys beautiful uninterrupted views from the lounge and balcony across the farmland of Chidham peninsula towards the waters of Chichester Harbour.

Guests enjoy secure, private parking directly alongside the barn behind electric entrance gates and there is also on-site CCTV for additional peace of mind. So, if you’re driving a classic car or just something special to you, you’ll be in safe hands here.

If you’re not travelling by car, The Hayloft is conveniently located only 15 minutes’ walk from Nutbourne railway station, 200 metres from the 700 Coastliner bus route and just a 1-minute cycle ride off South Coast Cycle Route 2.

Staying in the very heart of the countryside, you can watch the local wildlife and birds from the balcony or see the horses grazing in the fields below as the wild deer wander through.

As part of the commitment to re-wilding, the owners maintain an area of undisturbed woodland and wild hedgerows alongside the paddocks providing homes to deer, foxes, rabbits and countless wild birds. In support of The National Park ‘Beelines’ initiative they also plant wildflowers alongside the hedgerows to encourage and support the bee and butterfly population.

During the Spring you may be lucky enough to hear the cuckoos and from Spring through to Autumn you may well see the resident buzzards as they swoop between the trees. Also in the sky you may see the vintage Spitfires which often fly by from Goodwood Aerodrome on summer days.  Autumn and Winter are the time to cosy up in the lounge and enjoy beautiful sunsets as the sun dips below the horizon over the harbour waters and the sky glows spectacularly through the treeline.

The closest local pub is just a 5 minute walk away, as is the harbour edge of Bosham Channel where you can join the shoreline path and walk around Chidham peninsula enjoying spectacular views across the Bosham and Thorney channels.

Just a five-minute drive away is the beautiful harbour village of Bosham with its sailing club and historic church, famously featured in the Bayeux Tapestry.

Goodwood Estate is only a short drive away, with its Motor Circuit renowned for The Festival of Speed and The Revival plus the famous horse racing track, home of Glorious Goodwood. The beautiful cathedral city of Chichester is only 10 minutes by car and offers a good selection of shops, restaurants and cafes. For theatre goers there is of course Chichester Festival Theatre with shows and dining options which can be booked online in advance of your stay.

Further afield, if you want to leave the car behind the Coastliner bus service will take you to Brighton in the East or Portsmouth to the West.

Note:

Due to the style of the property and access via stairs, please note that The Hayloft may not be suitable for people with limited mobility. Likewise, the property is not suitable for children.

The sister property CHID002 ‘The Stables’ is situated on the ground floor and offers complete level access, wide doors and a large wet room style bathroom making it suitable for guests with limited mobility or couples wishing to holiday together.

Smoking or vaping is not permitted in the property or the grounds.

Pets are not permitted.

We require a good housekeeping bond of £200.

An early check-in or late check-out is available if there are no guests departing/arriving on the same day, just ask us in advance and we’ll let you know if it’s possible. There is a small additional charge of £30 for this.

Minimum 3 night rental from 1 April to 30 September.  2 night rentals are possible outside of these dates except for Christmas and New Year.

A 30% uplift on the stated price will be applied for the 11 to 14 April 2024

A 50% uplift on the stated prices will be applied for the following dates with a minimum 5 night stay:

23 December 2023 to 1 January 2024 – 10 to 15 July 2024 – 4 to 9 September 2024

Price includes an interim clean and linen change for stays of 8 nights or more.

We really enjoyed our stay at The Hayloft. It was spotlessly clean and had been converted to a very high standard. It had all the kitchen appliances you would ever need and the bed was king size. The owners are very friendly and welcomed us with a number of treats. We are happy to recommend it.

Hay, Hay, WOW...... absolutely fantastic accommodation. From the moment we walked through the door, took off our shoes, and walked upstairs we felt as though we were the first people to ever stay in The Hayloft. There was a very generous welcome tray to greet us. Everything is spotlessly clean, the crockery, cutlery and kitchen utensils are all quality and enough of them to not have to use the dishwasher or even wash up after every meal. The bed is extremely comfortable and the bedlinen first class. There is far more hanging and storage space than we have ever found in a one bedroom property and we loved that. The weather was not particularly kind to us but it was a pleasure to be able to come back early each day and spend time relaxing and just enjoying The Hayloft. From the lounge window we were able to watch the horses and also saw a fox, a hare, some squirrels and a hind with her two fawns which was delightful. Thank you for all the care and thought you have put in to making this a very special place, we really appreciated everything.

An immaculate home away from home. There was nothing we could fault with The Hayloft. The owners have not held back when it comes to the smaller details. Everything we needed was there, and more! They have thought about everything. A beautiful property in such a central location. Eating dinner on the balcony as the sun set whilst watching the horses in the paddocks was second to none. I would absolutely recommend this property to anyone who wishes to stay a short drive away from the hustle and bustle but have the ability to shut the world off and enjoy the quiet! We will definitely consider staying here again if in the area!

Stunning property in an idyllic setting. The rooms were impeccable, bright and airy. Everything was finished to a very high standard and very well equipped. It was lovely to sit on the balcony and enjoy the view. Great base to explore the surrounding area. The owners were very friendly and accommodating and provided lots of useful information in their Welcome Guide. The Welcome basket was a nice touch and very much appreciated. The owners showed us round The Stables, the ground floor property, which was just as spectacular. Would highly recommend :)

We spent a few days at this superb property in Chidham. A beautiful, peaceful, rural location but close to all amenities and a short drive into Chichester. The property was spotlessly clean, tastefully furnished and very well equipped with many personal touches to make our stay easy and enjoyable. The welcome pack was much appreciated, as was the milk and butter! The owners have obviously put a lot of thought and effort into the design and décor of both the Hayloft and its sister apartment downstairs, which we were able to view. We could not fault this property in any way, and when we are in the area again we will definitely return. Thank you for a wonderful few days.

The Hayloft is beautifully, thoughtfully and immaculately presented, just about everything you need is there, too many thoughtful items to list. Bed is super comfy and loads of storage. Bosham Inn pub and eatery is an easy walk, good options to eat, pub, curry house, Italian, in nearby Emsworth. Location is great for Goodwood and Chichester etc, if you have a special car, classic etc, there is safe parking behind the electric security gates, lights and camera. Local farm shop in nearby Southbourne has excellent local produce. Wildlife will keep your interest if relaxing in the lounge. Deer, foxes rabbits plus the horses make for a relaxing time. The hosts were very welcoming and helpful, we even managed to get a look at the second, equally as well presented and equipped, ground floor accommodation which was close to being completed. We will definitely book again.

We both had a lovely break at the Hayloft. Even better than the pictures! The property is wonderfully appointed, quiet, the bed very comfy, the shower powerful, the kitchen has everything you need & there was a very helpful welcome pack. Very convenient for the South Downs, Chichester, Portsmouth, and beyond with a train station 10 minutes away, three pubs in easy walking distance, lovely local walks to Chichester Harbour and lots more besides. A gem of a property.
