The property is entirely level access and therefore suitable for any guests with limited mobility and just minutes away on foot are the harbour edge and local pub. A second property ‘The Hayloft’ is on the first floor for couples wishing to holiday together.

The Stables is located on an equestrian smallholding adjacent to open countryside in the village of Chidham in the heart of the beautiful Chichester Harbour Area of Outstanding Natural Beauty and on the edge of the spectacular South Downs National Park.

On the doorstep is all the beauty of the natural harbour and its surroundings and, to the North, all the attractions of the National Park making this the perfect location for anyone who loves the countryside and natural coastline. The area is idyllic for walking, cycling, horse riding or water-based activities. The perfect place to relax and disconnect from the bustle of everyday life.

Just a short drive away are Bosham, the Goodwood Estate, the cathedral City of Chichester and the beautiful South Coast beaches of East & West Wittering, Hayling Island and Bracklesham Bay. To the west lie historic Portsmouth and Southsea, and further to the east the flamboyant seaside town of Brighton.

The Stables occupies the ground floor of a detached brick-built barn which has been lovingly converted to a very high standard creating a little bit of luxury in the heart of the countryside. Character oak features and comfortable, quality furnishings make this a very cosy and relaxing place to be, whilst level access, wider doorways and wet room style shower make the apartment suitable for any guests with limited mobility.

The private entrance door leads into the comfortable lounge, where full height windows allow you to relax on the sofa and take in the view, perhaps read one of the books or play one of the games provided for guests. Here there is a HD Smart TV featuring Freeview, Bluetooth connectivity and enabled for Netflix and Prime Video if you have your own account. Complimentary WiFi is also provided for guests.

The west facing decking area with table and chairs provides the perfect place for al fresco meals and to take in the views over the horse paddocks towards the adjacent farm fields. The decking can be accessed directly from the lounge and or via French doors from the bedroom.

Beyond the lounge is the dining area and well-equipped open plan kitchen with modern integrated appliances including a fridge/freezer, dishwasher and washer/dryer. The dining area has an oak table and chairs for 4 guests.

The cosy bedroom has a 6′ superking bed which can also be adapted to two twin beds on request. The mattress is superior quality to ensure a good night’s sleep beneath the crisp white linens. Here there is plenty of drawer space, a double wardrobe and an oak dressing table and stool. French doors provide a view across the paddocks and lead out directly onto the decking area.  These doors have a clever lock that allows for ventilation whilst remaining totally secure.

The large shower room includes a level access wet room style shower with fixed and adjustable shower heads plus complimentary vegan, eco-friendly toiletries are provided for guests’ use.

The property is fully central heated and a complimentary welcome pack is provided to get you started when you arrive. Thoughtful touches like USB charging points, hairdryer and luggage storage are all here to help make your stay as comfortable as possible.

Sitting adjacent to a separate stable block and 4 acres of open paddocks where the resident horses graze, The Stables enjoys views from the lounge, bedroom and decking across the paddocks towards the adjacent farmland of Chidham peninsula.

Guests enjoy secure, private parking directly alongside the barn behind electric entrance gates and there is also on-site CCTV for additional peace of mind. So, if you’re driving a classic car or just something special to you, you’ll be in safe hands here.

If you’re not travelling by car, The Stables is conveniently located only 15 minutes’ walk from Nutbourne railway station, 200 metres from the 700 Coastliner bus route and just a 1-minute cycle ride off South Coast Cycle Route 2.

Staying in the very heart of the countryside, you can watch the local wildlife and birds from the decking or see the horses grazing in the fields as the wild deer wander through.

As part of the commitment to re-wilding, the owners maintain an area of undisturbed woodland and wild hedgerows alongside the paddocks providing homes to deer, foxes, rabbits and countless wild birds. In support of The National Park ‘Beelines’ initiative they also plant wildflowers alongside the hedgerows to encourage and support the bee and butterfly population.

During the Spring you may be lucky enough to hear the cuckoos and from Spring through to Autumn you may well see the resident buzzards as they swoop between the trees. Also in the sky you may see the vintage Spitfires which often fly by from Goodwood Aerodrome on summer days.  Autumn and Winter are the time to cosy up in the lounge and enjoy beautiful sunsets as the sun dips below the horizon over the harbour waters and the sky glows spectacularly through the treeline.

The closest local pub is just a 5 minute walk away, as is the harbour edge of Bosham Channel where you can join the shoreline path and walk around Chidham peninsula enjoying spectacular views across the Bosham and Thorney channels.

Just a five-minute drive away is the beautiful harbour village of Bosham with its sailing club and historic church, famously featured in the Bayeux Tapestry.

Goodwood Estate is only a short drive away, with its Motor Circuit renowned for The Festival of Speed and The Revival plus the famous horse racing track, home of Glorious Goodwood. The beautiful cathedral city of Chichester is only 10 minutes by car and offers a good selection of shops, restaurants and cafes. For theatre goers there is of course Chichester Festival Theatre with shows and dining options which can be booked online in advance of your stay.

Further afield, if you want to leave the car behind the Coastliner bus service will take you to Brighton in the East or Portsmouth to the West.

An uplift on the stated prices will be applied for Goodwood Festival of Speed and The Goodwood Revival events @ £195 per night.  The Goodwood Members Meeting is priced at £145 per night.

Value for money

Lovely, comfortable and beautifully furnished in a quiet rural setting within walking distance of a nice pub/restaurant and within easy reach of great places to visit. We visited Portsmouth and Chichester plus all the lovely villages in the area.


Just spent Christmas and New Year at this wonderful accommodation. A very generous welcome selection and lovely Christmas decorations. Meticulously clean and comfortable, the owners so helpful and kind. Lovely surroundings, beautiful horses. Highly recommend staying here. We can't wait to return.


We have used Airbnb around the world and this is simply the best place we have stayed in. The accommodation is first class and the owner could not have been more helpful. We will be back for a longer stay. Wonderful!!


Just returned from a visit to Chidham. Perfect accommodation in a quiet relaxing setting. Everything was perfect! The accommodation was in a quiet location, spotlessly clean, modern, and very well equipped. Lovely views from the living room and was in an ideal location for quick access to beaches, Chichester and beyond. The whole accommodation has been tastefully decorated to an extremely high standard and the owners have thought of everything. The kitchen is very well equipped and includes a dishwasher and washer/dryer. The bed was fabulous and provided the best night’s sleep we have had for some time. The bathroom was spacious with fluffy white towels, high quality toiletries and the shower was amazing. However, what makes this place that little bit extra special and truly worth 5 stars is all the little details the owners have thought about such as the thoughtfully put together welcome pack and the detailed folder about the area including where to eat. We would not hesitate to return here and have already recommended it to family and friends. We’re just back from an amazing stay at The Stables. It was so lovely to look out onto the view of the paddocks, we had a wonderful view of the horses grazing and also the three deer that like to wander onto the property. The accommodation was of an extremely high standard, not one corner has been cut. The Stables is all on ground level providing plenty of space for two people. The superking sized bed was so comfortable giving a wonderful night’s sleep. The bathroom was very modern and the shower was exceptional. The lounge/diner were perfect with a comfy sofa and also a lovely modern kitchen that had everything you’d need to provide that home from home feeling. Our hosts were so friendly and welcoming, they provided a welcome basket with all the necessities you’d need to make tea and for a light breakfast and even bottle of Prosecco. We also got to meet the resident horses which was a lovely touch being huge animal lovers. The Stables was an ideal base to explore Bosham and the surrounding areas, we had a fabulous weekend and hope to return again in the near future. We cannot recommend The Stables and of course the hosts highly enough.

The premises were exactly as described; clean, tidy and well equipped for our Goodwood Revival stay. Very thorough instructions were provided for check-in, so it was easy for us to get in after our journey there. Would recommend to others looking to stay in the area.


Absolutely perfect! We were lucky to be the first occupants of The Stables, a beautifully appointed ground floor barn apartment. The property has been designed and decorated to a very high standard and is spotlessly clean throughout. The bathroom has a fantastic walk in shower and the kitchen is well equipped, with everything we needed. Outside, there is a lovely decking area with fantastic countryside views. We enjoyed waking up every morning to watch the horses grazing in the field and seeing the deer. The owners were great hosts, friendly and happy to give us ideas on where to visit and good places to eat. Thank you so much for making us feel welcome, we hope to return soon.
